How to invest in Monaco
Monaco Real Estate is one of the most interesting investment in the Principality. Even if the price per square meter seems to run crazy, there are a few points that need to be clarified in order to have a better understanding of the prices. A price per square meter always higher.
The Carré d’Or is the area where apartments are the most expensive in town. Price per square meter is most of the time between 80.000€ or 90.000€. The Metropole, the Mirabeau, the 26 Carré d’Or or the Villa Hermosa are some of the luxury residences offering the most prestigious apartments of the city. However, there is one point which has been proven whatever the district of the Principality: the investment value has been increased since 2011. Then, by investing in real estate in Monaco, your initial investment can only increase, the average price per spare meter being valued of more than 52.3% these last 10 years.

A reassuring number of sales.
Despite the pandemic situations and lockdown periods, the Monaco real estate market is still active. In 2020, the Principality has realized 411 sales, half of them being over 7.300.000€. Small apartments – which where the most sought-after properties – have now been replaced by 2 to 4-room flats.

A satisfying sales volume.
In 2020, the total sales volume in Monaco has exceeded the numbers of 2017. It is now back to a very satisfying level of 2 172 million euros of transactions.

No taxes, including Inheritance tax.
When buying a property in Monaco, the buyer will be required to pay a few additional costs, including:
- A 3% + VAT agency fee
- A 6% notary fee (for most of the situations)
Out of these extra costs, there will be only the building charges to pay. If the apartment is rented, the owner will get the rent and tenant’s charges from the day of the final deed at the notary. Standard leases are for a 1-year period in Monaco, which is the minimum to apply for the residency card. Even if the rental yield is rarely over the 2%, real estate investment in Monaco has to be considered on a long-term basis. As previously mentioned, the value of a property given the statistics continues to grow over the years. Furthermore, there is no inheritance tax in direct filiation (between spouses or parents and children).
