La Reserve, luxury building in the heart of an iconic area
In the 1960s, Prince Rainier III, also known as Prince Builder, built the Larvotto district in order to develop tourism in the Principality. A gigantic slab was then erected and numerous luxury residences were built there: among them, the Reserve.
A building of owners
The Prince chose his wife's name for the main street of Larvotto. It is therefore along Avenue Princesse Grace that the most luxurious residences follow one another: Le Roccabella, L'Estoril, le Formentor… Yes, but all these buildings belong to a single, large Monegasque family which manages the available apartments only for rental. Only two residences on this seaside offer the possibility of becoming an owner on this avenue affectionately nicknamed the most expensive avenue in the world: 21 Princesse Grace and La Réserve.
Of these two buildings, the Reserve is the more discreet. A beautiful marble entrance with a waiting room and 24/7 concierge service opens its doors facing the Japanese Garden, a place of preserved calm in Monaco. This residence is on a human scale, made up of 2 blocks of only around ten floors. Several owners have lived there for many years, guaranteeing the security and good maintenance of the building. This is why it is rare to find apartments for sale in this building, just as much as in the Larvotto area.

The neighborhood and surrounding
With apartments on the front line and benefiting from direct access to the beach, the rare availability does not stay on the market for long. The district is very attractive and will soon be one of the most sought after in the Principality.
After 2 years of renovation, the Larvotto beaches will show their new face in 2023. Restaurants and shops open onto magnificent promenades designed by architect Renzo Piano. Their contemporary lines reveal a new, very modern atmosphere in keeping with the more recent buildings in the area such as the Grimaldi Forum, the Principality's convention center, or the Palais de la Plage.
In 2025, it will be possible to discover the new titanic project of Mareterra, a district built entirely on the sea. Its environmental revolutions mixed with a very current and bright architectural style attract an exceptional clientele. This district will include a small marina but also residential residences, businesses and magnificent independent villas. This new panorama transforms the Larvotto district by giving it a more contemporary appearance that new arrivals wish to invest in.

The neighborhood's trendy restaurants and establishments are located on the other side of Avenue Princesse Grace, guaranteeing the Reserve a calmer environment. On the other hand, the Monte-Carlo Casino and its shops are very easily reached by direct access located between the Mirabeau and the Métropole.
The advantages of the Reserve
With an ideal position between the Carré d'Or and the Larvotto, the Reserve is a very good compromise between the city apartment and the Seaside apartment. The services of the apartments offered for sale by our real estate agency, Monte-Carlo Sotheby’s International Realty, are of very high quality and worthy of the most prestigious residences in the Principality.
The work in the area is being finished and Larvotto will soon regain its calm. These constructions bring a new dynamic to the neighborhood, with investors seeking to get as close as possible to the Renzo apartments, the price of which can be around €100,000/square meter.
Finally, Larvotto remains a sure value in terms of investments, with a clientele still very interested in this emblematic district bearing the name of one of the greatest Princesses of the 20th century.
